Washdown.com.au is a trading name of Urbancodered Pty Ltd. We work with property owners, strata and building managers, builders and facility managers to scope cleaning around the surfaces, access and operating requirements of each site.

Commercial building exteriors

Facades, cladding, awnings, entries, signage surrounds and walkways. Cleaning methods are selected for the surface and its condition.

Strata and building packages

Common areas, driveways, paths, bin rooms, pool surrounds and external walls. Combine the areas that need attention into one agreed cleaning plan.

Car parks

Basement and open car parks, ramps, stairwells and access areas. Discuss oil and tyre marks, drainage and vehicle movements when scoping the work.

Industrial sites

Warehouses, loading docks, hardstands and service areas. Access, traffic, equipment and site operations form part of the cleaning plan.

Construction cleaning

Builders’ cleans and handover preparation, including mud, concrete and mortar residue where suitable for the surface.

Solar panel cleaning

Commercial and strata solar arrays. Panel condition, access and the manufacturer’s cleaning requirements are considered when assessing the site.

Fire and flood remediation

Cleaning for soot, silt and residue. Share the incident details and any known hazards so the cleaning scope can be assessed before work is agreed.

Additional treatments

Ask about graffiti and gum removal, roof and gutter cleaning, surface sealing and anti-slip treatments. Availability and suitability are confirmed with your quote.

Packages and engagement options

One-off projects: An agreed cleaning scope, written quote and scheduled visit for a specific site or handover.
Scheduled maintenance: Recurring visits at a frequency suited to the site, with the work, schedule and pricing set out in the quote.
Strata and building plans: A combined plan for shared areas such as entries, paths, bin rooms, facades and car parks. The service mix and visit frequency are tailored to the building.
Solar care: Scheduled panel cleaning with access and reporting requirements agreed for the array.
Multiple sites: Discuss a coordinated scope and schedule for properties within our service area.

Pricing is prepared for your site. Areas, surface condition, access, visit frequency and any additional treatments all affect the scope and quote.

Planning the work

Surfaces and methods

Tell us about delicate coatings, damaged surfaces and previous treatments. High-pressure cleaning, soft washing and specialist treatments are assessed for suitability before work begins.

Access and scheduling

Share parking, loading dock and building access requirements. Early starts, evenings, weekends and staged work can be discussed by arrangement.

Safety and environmental needs

Identify hazards, pedestrian and traffic movements, drainage and wastewater requirements. Let us know which contractor documents and site inductions your property requires.

Documentation and handover

Agree any before-and-after photos, reporting and completion sign-off required for your building manager, committee or project team.
